Funds & the claim process

What are surplus funds?

When a foreclosure sale brings in more than the amount owed and eligible sale costs, money may remain. That balance is often called surplus funds. We review the records to help determine whether funds may be available and who may be entitled to claim them.

Can I claim the money myself?

In some cases, yes. Requirements depend on the case and the county or court holding the funds. We’ll discuss what we find and explain the work involved. If you choose to work with us, we help handle the paperwork and follow-ups, coordinating with an attorney when needed.

How long does recovery take?

Timing depends on the county, the court, and the details of the claim. Many cases take a few months; estate or disputed claims may take longer. We keep you updated as your case progresses.

Is a recovery guaranteed?

No. Available funds, eligibility, and the outcome must be confirmed for each case. We explain what the records show and what still needs to be resolved.

Fees, costs & estate cases

How much does your service cost?

There is no upfront payment. Our fee is a percentage of the recovery, and we only get paid after money is recovered. The percentage and how advanced costs are handled are explained in your written agreement before you sign.

What if the property owner has passed away?

We help heirs and families explore whether surplus funds may be available through an estate. If probate or an attorney is needed for the recovery, we help coordinate that process and advance the necessary costs.

Is probate free?

No. Probate can involve attorney fees, court costs, and other expenses. We advance the necessary costs connected to the recovery, so you pay nothing upfront. We only get paid after money is recovered. Your agreement explains our fee and how those advanced costs are handled.

What if you don’t recover any money?

We only get paid after a successful recovery. You pay nothing upfront. We’ll explain the terms for your case in writing before you decide to move forward.
